Our mission

Commercial real estate has always been an insider's game. The best deals — vacant warehouses, unused office buildings, empty retail units — are claimed by investors with deep networks and manual research processes long before they ever appear on Funda or a broker's website.

PropGhost changes that. We pull from the same official government registries that municipalities, notaries, and institutional investors use — and make that data accessible to any serious investor, starting at €49 per month.

What PropGhost does

Every day, our scrapers pull from official vacancy registers, land registry APIs, and company dissolution records across the Netherlands, Belgium, Germany, and the UK. We normalise, geocode, and enrich this data — then surface it on an interactive map.

When a property enters a vacancy register, PropGhost finds it within 24 hours. Pro and Agency subscribers are alerted in real time. KvK-linked ownership data lets them contact the registered owner directly — no intermediaries.

We don't scrape brokers. We don't aggregate listing portals. Everything comes from primary government sources, which means PropGhost shows you properties that simply don't exist anywhere else.

Built on open government data

The Netherlands, Belgium, Germany, and the UK all maintain public registers of land ownership and building usage. These registries are authoritative, legally binding, and updated by municipalities and notaries.

PropGhost is built on top of these open data APIs — BAG (Basisregistraties Adressen en Gebouwen), Kadaster, CadGIS, Leerstandsmelder, and HM Land Registry. We add KvK company data and Mapbox satellite imagery to give investors the full picture.

Every property shows a data reliability score based on source quality and vacancy duration, so investors always know how much confidence to place in the data.

PropGhost pulls from official government registries — the same sources used by notaries and institutional investors. Registry data can lag behind reality by weeks or months. Every property shows a reliability score (55–95%) based on source quality, vacancy duration, and available enrichment data. We always recommend verifying current vacancy status before approaching owners.
Which countries does PropGhost cover?
Currently the Netherlands (BAG + Kadaster + KvK), Belgium (CadGIS), Germany (Leerstandsmelder), and the United Kingdom (Land Registry). We are expanding to France and Spain in 2026.
How often is the data updated?
All data sources are scraped daily. Pro and Agency subscribers receive real-time alerts when new matching properties appear. The BAG and Kadaster APIs are refreshed every 24 hours.
Is PropGhost GDPR compliant?
Yes. PropGhost only processes publicly available government data. We handle user personal data in accordance with GDPR — see our Privacy Policy for details. We use only functional cookies and no advertising or tracking cookies.
